Do I really need an agent for new construction?

The sales rep at a builder's model home works for the builder, not for you. Having your own agent means you have someone negotiating upgrades, incentives, lot premiums, and closing cost credits on your behalf. We've saved buyers thousands in negotiations they wouldn't have known to ask for. And it costs you nothing, because the builder pays our commission.

Will it cost me more to use an agent?

No. Builders factor agent commissions into the base price of every home. Whether you use an agent or not, the price stays the same. The only difference is whether you have someone in your corner or you're going it alone.

Can I still visit model homes on my own first?

You can, but here's the catch. Many builders require you to register with an agent on your very first visit, or they won't honor agent representation later. If you walk in without us, we may lose the ability to negotiate on your behalf. The safest move is to call us first so we can register you before you visit.

How long does it take to build a new home?

Most new construction homes in the Lowcountry take six to twelve months from contract to close, depending on the builder, the community, and how much customization you choose. Some builders also have quick move-in homes that are already under construction or recently completed.

What areas have the most new construction right now?

Bluffton has the highest concentration of new construction communities, followed by Hardeeville, which is growing rapidly with more affordable options. The greater Savannah area, including Richmond Hill and Rincon, also has significant new build activity. We can show you options across all of these markets in a single tour day.
