New Construction
Fourteen builders. Thirty-plus communities. One advisor who knows every floorplan, every incentive, and every negotiation that actually moves the number.
Start Here
Five questions that explain everything most buyers wish they had asked before they walked into the first sales office.
The sales rep at a builder's model home works for the builder, not for you. Having your own agent means you have someone negotiating upgrades, incentives, lot premiums, and closing cost credits on your behalf. We've saved buyers thousands in negotiations they wouldn't have known to ask for. And it costs you nothing, because the builder pays our commission.
No. Builders factor agent commissions into the base price of every home. Whether you use an agent or not, the price stays the same. The only difference is whether you have someone in your corner or you're going it alone.
You can, but here's the catch. Many builders require you to register with an agent on your very first visit, or they won't honor agent representation later. If you walk in without us, we may lose the ability to negotiate on your behalf. The safest move is to call us first so we can register you before you visit.
Most new construction homes in the Lowcountry take six to twelve months from contract to close, depending on the builder, the community, and how much customization you choose. Some builders also have quick move-in homes that are already under construction or recently completed.
Bluffton has the highest concentration of new construction communities, followed by Hardeeville, which is growing rapidly with more affordable options. The greater Savannah area, including Richmond Hill and Rincon, also has significant new build activity. We can show you options across all of these markets in a single tour day.
Every builder's sales office tells you the same thing.
We'll show you the ones they won't.
Why Work With Us
Walking into a builder's sales office alone means you're negotiating without representation. We level the playing field, and it costs you nothing.
We build a custom itinerary across every community that fits your criteria. One day, one car, one schedule. Skip the sales center shuffle.
The builder's sales rep works for the builder. We work for you. Lot selection, upgrades, incentives, closing terms, concessions most buyers never know to ask for.
Builders pay our commission. Whether you use an agent or walk in alone, the base price stays the same. The only difference is who's in your corner.
Before You Visit a Sales Office
Tell us where you are looking, what you have already visited, and what matters most. We will review the right communities, confirm registration details, and then coordinate the cleanest next step.
Our Builder Partners
We work with every major new construction builder in the Lowcountry. Here's how we think about them, grouped by the kind of home they're building and the buyer they're building for.
Builder pricing, incentives, homesites, and agent registration rules change quickly. Public builder information below was refreshed in June 2026 and should be verified before any tour or offer.
Tier 01 — The Signature Collection
For buyers who want premium finishes, custom architecture, and private-club addresses. These are the builders writing the standard for Lowcountry new construction at the top of the market.
Tier 02 — The Portfolio
The sweet spot of the Lowcountry new construction market. Established communities, recognized national and regional builders, and the lifestyle amenities that make the Lowcountry what it is, including the region's best 55+ communities.
Tier 03 — Entry & Value
Ideal for first-time buyers, move-up families, and investors. These national and local builders offer the best value in the fastest-growing corridors of the Lowcountry, especially the Hardeeville and Greater Savannah growth markets.
Tier 04 — Custom & Bespoke
For buyers who want a home designed from the lot up rather than chosen from a floorplan menu. These custom builders work directly with you and your architect on bespoke residences in the Lowcountry's premier neighborhoods, scattered private lots, and family compounds. No model homes, no sales centers, no stock plans, just a relationship and a build.
How custom is different. Production builders have a finished community, a price sheet, and a sales office you can walk into on Saturday. Custom builders work by referral and consultation. We have direct relationships with the custom builders the Lowcountry's most discerning buyers trust, and we make those introductions for our clients when the project warrants it.
How It Works
A process designed to save you time, protect your leverage, and put every option on the table.
Budget, style, location, timeline. A fifteen-minute call tells us everything we need to build your custom tour.
We curate the builders and communities that match, pre-register you so there's no paperwork at each stop, and map the route.
We drive you through every community, answer every question, and compare options side by side, all in one trip.
Found the one? We negotiate upgrades, incentives, closing costs, and timelines. Our representation costs you nothing extra.
One call. One guide. Every new construction community in the Lowcountry.
